Tropical Homes is a Singapore-based property company with representative offices in Bali. Since our inception in 2004, we have become known for marketing some of Bali’s most successful luxury villa developments: Bali Sentosa, Temple Hill, Seminyak Residence, Sanur Residence, Karang Jimbaran, Nusa Dua Cliff Residence, Coconut Grove and The Layar were all exclusive Tropical Homes projects. In 2006, we started our development division, which has built exclusive, custom-made luxury clifftop villas in South Bali, designed by renowned architects like Popo Danes, Grounds Kent and Walter Wagner.

 
 

ENVIRONMENTAL PRINCIPLES - wood, water and power
The management of Tropical Homes believes that deforestation and water pollution are the two greatest dangers to the world in general, and to Indonesia in particular. We therefore believe it is indefensible to a) use wood and timber from the rain forests and b) to pollute the ground water. So we don’t. At our Plantation Development, we are using only engineered bamboo, coconut wood and engineered timber from properly managed plantations, properly certified by the Forestry Stewardship Council (FSC). At present, we are the only developer in Bali doing so. At our Green Village development, a joint venture with PT Bambu, we are going a step further and do not use conventional timber at all, instead opting for bamboo in its three forms, namely natural (untreated) bamboo, engineered bamboo (thin strips of bamboo glued together and compressed) and carbonised, strand woven bamboo. The latter is a relatively new technique, whereby the bamboo is pulverized, mixed with non-toxic glue and colours, compressed by high-powered hydraulic presses into thin sheets, woven into thin ‘mats’ and compressed and molded into whatever shape and size is desired for beams, window and door frames, flooring and wall panels. It is stronger than any tree, and doesn’t bend, crack or split.

As for water, Tropical Homes (like many other developers in Bali) have a zero-pollution system, using closed bio systems, naturally converting waste to clean garden water and compost.

Electricity is a controversial issue, and the philosophy of Tropical Homes is as follows: with solar PV panels currently being pollutant to make and generating electricity at double the price of the grid, the reason for using them are not yet strictly environmental but out of necessity and convenience. Ditto with LPG (liquid gas) generators. The electricity in Indonesia is not only generated by filthy coal power stations, but the grid is severely overloaded and in a terrible condition. Power cuts are a daily occurrence and electricity has been in effect rationed since the summer of 2008, with massive, planned power cuts. Until and unless this situation improves, any person who has the means must generate their own electricity. Therefore, in both current tropical Homes developments, solar panels and LPG generators are a standard feature.

Tropical Homes Property Consultants Ltd is not an estate agent: we offer a very small selection of carefully vetted projects where we are confident of the sustainability, viability and credibility of the development and their principals, which is vital when doing business in unfamiliar territory. We charge the buyer a $10,000 consultancy fee, included in the purchase price, to handle the purchase and follow-up for you (such as variations and furnishings), and we negotiate the best price on your behalf, not the developer’s. In a country where rules and regulations are often confusing and contradictory, and where consumer protection is scarce, it is as important whom you purchase from than what you purchase.

PT Tropical Homes Villa Management specializes in villa rentals and management. Through our website, magazine and independent agent, we reach hundreds of thousands of potential customers, and our villa management expertise enables us to professionally look after your Bali property with a minimum of fuss at highly attractive rates. We currently offer around twenty first class villas all over Bali. We don’t work with apartments or large villa estates, and we personally inspect all villas on a regular basis to ensure the highest standards.
